Facade Interface REQUIREMENTS

  • Façade Engineers are to be engaged to review ALL interfaces within a building envelope
  • Some interfaces within a residential façade (e.g. curtain wall/window wall/cladding) will be the ultimate responsibility of the sub contractor, but
  • the Façade engineer is still required to peer review the interface details within each system
  • Façade Engineer is to highlight unique interfaces of a building enclosure in their FP1.4 Report and either
  • regulate the design themselves (e.g. NSW D&BP approach), or
  • determine a pathway on who will document or certify the weatherproofing of the unique interface
  • Façade Engineers to be engaged to review ALL building envelope interfaces

  • A roof, balcony, podium or similar horizontal surface part of a building must be provided with a waterproofing membrane to AS 4654.1 & 2NCC 2022 Vol 1, F1D5
  • AS 4654.2-2012, 2.8.1.1 states Membrane height above finished surface is sufficient to prevent wind-driven water entering the buildingAS 4654.2:2012, 2.8.1.1
  • Termination heights are given in the Standard as a guide only, so
  • The heights given are not mandatory
  • The "finished surface level" is implied as a solid non-draining surface
  • AS 4654.2-2012, 2.8.3 (b) states where the floor finishes do not allow an upturn, the membrane must terminate into the stormwater system, this is backed up by a Zero Threshold diagramAS 4654.2:2012, 2.8.3 (b)
  • Pavers on pedestals are a similar solution
  • The free draining pavers are the grate
  • The membraned balcony with falls is the drain to stormwater
  • The membrane termination height is provided above the "water holding surface" which is also protected from wind driven rain by the pavers

Membrane Vertical Termination CERTIFICATION

  • Confirm with Waterproofing Consultant to confirm installation is considered DtS or Performance Solution
  • Mirvac's current position is considered DtS with Vertical Termination measured from Overflow Level
  • If horizontally discharged, taken vertically from the invert of the Overflow, or
  • If vertically discharged, taken vertically from the top of the Overflow
