Even though Australia has a mild climate, condensation has historically caused trouble – mainly cosmetic staining although mould growth can cause serious respiratory issues for some people.
Most management of condensation is sorted when everyone understands that:
- warm air condenses on a cold surface…. yep, thermal ‘bridging’ is real across steel studs / aluminium window frames etc.
- steam, respiration, gas heating increase indoor humidity i.e. creates ‘moisture filled air’ … hint exhaust fans & open windows help ‘ventilate’ this water laden air
- why not avoid cold surfaces by insulating walls, floor frames & ceilings / increasing indoor surface temperatures in winter
- air movement is a winner too – ceiling fans move ‘stagnant’ air around & help balance surface temperatures to air temperature.
Finally, let’s:
- get serious about selecting condensation ‘friendly’ coatings i.e. Bathroom (anti-mould) grade paints in wet areas & basements, washable EVERY other surface
- manage storage better in southern / sunless / basement spaces i.e. ventilate wardrobes / store leathers well spaced
- understand why breathable building membrane is required so moisture never gets trapped in voids.
Build safely & mould free!
