Comfort | Room Ventilation

Toilets stink & so do other enclosed areas without adequate fresh air.

Natural ventilation of Habitable Rooms must be provided by any openable device (window, door or opening) that is at least 5% of the floor area.
Otherwise mechanical ventilation (exhaust fan) must provided. The key points for us are:
  • 25 litres / sec for Sanitary Compartments
  • 40 litres / sec for Kitchens & Laundries
  • make up (fresh) air is required but is generally assumed by the Industry
  • a 10 minute shut off delay is required for the fan but rarely enforced
  • clothes dryers must be vented to outdoors.
And confirming what we usually guess wrong – Sanitary Compartments cannot face a Kitchen or Pantry unless they have mechanical ventilation – even when there is a window. Plus please use durable high quality fans. Inline are great. And why not advise mechanical ventilation to basement Storerooms where mould growth is likely?
This Tool™ also reminds us of the Ceiling Height Rules for Habitable & Non-habitable Rooms including where ceilings are sloping or in an Attic.
